Planner says yes to Huge new State Street AINR

This new Voices post provides – and explains the source of – a new investigative report from Planner Keenan Hughes which claims to show that a huge set of lots along Teaneck’s State Street meet the criteria for being an Area in Need of Redevelopment (AINR – see related Voices story in its 6/6/2022 newsletter and on this website).
The public notice for the Planning Board’s 6/23/2022 evening meeting now lists the PB’s review and public hearing on this Planner’s report.

That notice specifies that that 6/23 PB meeting will be entirely by zoom at which there will be a public hearing on this matter and further notices that: “During the public hearing, any interested party will have an opportunity to view the hearing in its entirety and be heard (ask questions or provide comments whether in support of or objection to the designation of the Study Area as a Non-Condemnation Redevelopment Area) by visiting:  https://us02web.zoom.us/j/81046740218  & entering Meeting ID 810 4674 0218 Passcode 126770

Background On January 18, 2022 the Teaneck Council – without any discussion whatsoever – passed a consent agenda resolution (33-2022) which it had placed on the Council agenda only that same day (see below) In that resolution Council asked the Planning Board to conduct an investigation to determine if the huge area on State Street from Teaneck Road to Palisades Ave met the “blight” criteria and thus make these properties an Area in Need of Redevelopment. The vote was 5-1-1 – DM Katz abstaining (without explanation) and CM Rice absent. Here is the summary statement included in the Council’s Consent agenda.

33-2022 AUTHORIZING AND REQUESTING THE PLANNING BOARD OF
THE TOWNSHIP OF TEANECK TO UNDERTAKE A PRELIMINARY
INVESTIGATION AS TO WHETHER BLOCK 5001, LOTS 4 AND 5; BLOCK
