Planner on Beverly Rd & 459 Alfred –

Teaneck Voices has called attention to the fact that the Planning Board agenda for 4/14/22 references two reports authored by Planner Keenan Hughes characterizing the two sites that Council has recently requested the PB to examine for the purpose of determining whether the sites are Areas in Need of Redevelopment.

In this post we have extracted and separated those two AINR reports from the PB agenda for that PB meeting
1) The first is the set of public parking lots bordering Beverly Road going east from Garrison Rd. to Windsor Road. These lots are somehow to be connected to the proposed AINR found on the east and west side of American Legion Drive that include the lot on which Stop & Shop sits.  (The fact that the Town is in the midst of unresolved litigation involving Stop & Shop’s opposition to being included as an AINR component makes the Town’s move to designate the Beverly Road properties more complicated. 2) The second AINR for which Hughes has developed a preliminary report for the PB characterizes the site at 359 Alfred Avenue – a site whose complex recent zoning history would continue to permit the lot to be host to Light Industrial uses (its current, active use) , but also permits diverse cannabis facilities as added conditional uses and even M/F residential uses. 359 Alfred is the lot immediately to the east of the AINR which is currently under construction to become a 5-story, 255-unit rental facility to which the Town has agreed to allow the developer to avoid normal property taxes.
